That’s right. The seller is asking for shares in the AI company behind Claude, not a traditional mortgage or a pile of dollars. It’s a weird flex, but it tells you something about where we are in the cycle.
Mill Valley is prime Marin County real estate. 13 acres there is rare. Normally, you’d be looking at a multi-million dollar price tag and a bidding war with tech execs who already cashed out. But this seller sees more upside in Anthropic stock than in the land itself.
I get the logic, even if it feels speculative. Anthropic’s valuation has been climbing fast. If you believe the company is the next OpenAI, holding equity could outperform even Bay Area real estate appreciation. But that’s a big if. Real estate is tangible. Equity in a private AI company is a lottery ticket with better odds.
The listing doesn’t specify how many shares or what valuation they’re using. That’s the part that makes me skeptical. Private company equity is illiquid, hard to price, and comes with restrictions. You’re not just buying a house; you’re negotiating a complex financial instrument with a seller who might have unrealistic expectations.
This approach has been tried before. People have swapped houses for Bitcoin, for startup stakes, for all sorts of non-traditional assets. Usually, it’s a sign that the market is frothy and someone is trying to get creative. Sometimes it works, sometimes it ends in regret.
For a buyer who happens to hold Anthropic equity and wants to diversify out of a single stock, this could be a clean swap. No capital gains tax hit from selling shares, no mortgage approval hassle. But for anyone else, it’s a non-starter.
The real question is whether this is a one-off eccentricity or a signal that AI equity is becoming a preferred currency in Silicon Valley’s housing market. I lean toward the former. It’s a stunt, but an interesting one.
